Buying
We want to first build a rapport with our buyers to be certain we are a good fit! Are we going to be a good team? Let's find out before signing any docuents. If it looks like we will make a good team, we need to determine the types of properties, the areas, the price range, the way you are going to pay for the property, and finally, how much we are going to require as compensation for our work. We know that you have always heard that you don't have to pay the licensee for their services, that it's always been included in the price of the property you are buying. Truth be told, it was. But you paid it in a higher sales price to seller so the seller could pay the agents. Due to a class action decision in 2024, new rules. Buyer agents must have a written agreement with a buyer that defines all the terms of representation and especially what compensation will be paid to the buyer's agent. Yes, it's negotiable. Some of you buyers will need months to find your property, while others may find it in a week. Then there's the work the agent will do during the transaction...working with your choice of home inspectors, assisting you in verifying information from the seller and seller's agent and possibly working with your lender to secure a loan. It's all negotiable. You can pay us directly. Think of it as writing 2 checks instead of 1 (you'll offer less to the seller because you are paying us directly instead of asking the seller to compensate us) or you can ask us if we can write a contract that includes the seller compensating us at closing. Representing your interests remains the same. We will follow all your legal directives if we represent you.
Selling
Our listings can be as upscale as you need. Our compensation is determined by your wants and needs. First, you need to call us and and allow us to see your property. We need to look at your property with "buyer's eyes". Yes. We need to see your property as a buyer will see it and evaluate it from their position. Will buyers like it just as it is? Do they need to do extensive remodeling? Does it need updating, maintenance, or will it need staging? We need to determine just what marketing is best for the property. Listing with a company who markets all their listings the same way may not be what you need. In selling a property, you need an agent who will stay in contact with you, will do open houses, will market to other agents, will do broker opens, will market to buyers they are working with, and most of all, will be honest with you when buyers give feedback on a showing. Not every buyer will want your property, but the feedback from the agent will assist you in determining how the showings are going, how the property is priced, or what you can do to make the property more attractive to the buyers. Maybe it's just curb appeal. Maybe you need to take down and put away personal items...or maybe you need to repaint the extra bedroom.
